Zillow estimate off $30 sq ft in same neighborhood.

My home is in an upscale neighborhood and is in excellent condition, barely five years old. Zillow has its estimate at $74 sq ft compared to my neighbor's recent sale at $104 sq ft. The homes are highly comparable. How can I get such a large error corrected? I'm planning to put it on the market soon, and I'm sure buyers will take a look at Zillow. Just claiming it as my property only adds an owner's estimate (which most people think is inflated anyway), not a correction to the Zillow estimate. The market is hard enough to sell in without Zillow's lowballing the value.

Would appreciate a suggestion.

Hi,

Well there is really no way for you to change the zestimate.  It is what it is on here.  It is only there to give the person an Idea of what it is worth and if you go down and look in the price range under the zestimate I bet that there is a hugh gap in price range and if there is that is telling you that zillow is uncertain of what the value of your home is at.  It pulls the zestimate from the area and not all the comparables are not from your neighborhood which could loower the zestimate.  If you would like some help putting a price together on your home I would be happy to do so and discuss it with you at no obligation.  If I can be of any kind of help to you please call me or email me.
