Zillow estimate wrong

Hi I own a single family attached unit and my neighbor has a price approx 20k more than mine. Both were purchased recently however my unit has nicer finishes and the sales price reflects that. The only thing I notice is that zillows data doesn't have the sales price although trulia does for my unit. Both have the sales data for the neighbor unit.

zestimate is an appraisal
It is a starting point in determining a home's value. The Zestimate is calculated from public and user submitted data.

ZILLOW has no clue where you are, they just look at history and do not know what homes are for sale or even not for sale.

The problem is everybody(buyers) goes to ZILLOW for the price and it doesn't matter if you are next to park or a "7-11", they price it the same.

How else can you look at millions homes throughout the US. ZILLOW is a misrepresenting my home and there is no repercussion up till now!

Zillow exists for the buyers and absolutely NOT The sellers!

How about this?  Zillow has estimated that our neighbor's house (4 doors down on same block) has more than doubled in value from its last sale in 2012, while ours which is larger (they also have the square footage off by some 1200 square feet) and sold in 2012 has declined in value some 25%!  The homes sold a day apart, and clearly they transposed the info, but they refuse to acknowledge or change it.  Zillow is a bad joke and I do not in any way trust the info they put online.

Hey user410699 - just curious... is your Zestimate still low ?

It HAS been over one year since you posted this and no response.... just curious, as Zillow does update their Zestimates fairly often.....

"My house has been completely renovated and that does not show in the estimate."   Zillow addresses this issue in their "What is a Zestimate? " FAQ.

"Updates and remodeling explained: Most upgrade information is not in the public records, and is not easily quantifiable. We do not know about home updates and remodels unless they have been reported to the local tax assessor, so those items are not used in Zestimate calculations."

My house has been completely renovated and that does not show in the estimate. I suppose people need to take Zillow with a grain of salt.

After reading your post I recommend contacting your agent and have the agent input the sales price in their zillow account. This is not hard and should not be a problem. Public records are much harder to change. Keep in mind the same info that causes Zillow to show your value is lower could also be keeping your property taxes lower.

Zestimates are not accurate because they're estimates of your search area, not one particular home. One piece of information entered inaccurately or correctly, can make a Zestimate swing upward or downward drastically.  Just to give an example: Zillow does not recognize updates to a home or the reason a home owner is selling.

Scenario #1: You have a home owner who needs to move quickly due to a job transfer. They don't have a lot of time on their hands, their home as zero updates, they need to move quickly, so they drop their price for a quick sale so they can move on with their life.

Scenario #2: There's a home that is an estate of someone who has passed away. The home is very dated and the family members want to sell it quickly. The executor drops the price for a quick sale.

Scenario #3: You have a homeowner who put on the new roof, new heating & A/C, updated the bathrooms & kitchen. Their house is staged perfectly in neutral colors, clutter free, and it sells for a higher price.

Right there, the Zillow Zestimate for the neighborhood could easily swing up or down by $50,000!

A Zestimate is not necessarily accurate. It is a compilation of information that includes information of the property and properties in the subject's area that is available online. Sometimes the information that is available and that is used is flawed. It does not include a personal viewing by a professional appraiser and it is not appraisal. An appraisal is an experienced professional licensed appraisers opinion of the value of the property which may include an in person inspection of the property for the purpose of determining value as well as similar and additional data that Zillow may use as well.  If you disagree you may be able to add additional information to the Zestimate on your property that may not have been available online or that may be incorrect and that may cause the Zestimate to change (up or down).

"What is a Zestimate?" and "Data Coverage and Zestimate accuracy" provide background on factors used as well as how to interpret the value range (which IMHO is more important than the Zestimate).

If your home sale was recent, I've noticed that sometimes Trulia gets numbers before Zillow.  If it has been 6 months or longer, flag the home under "report problem" found under "more" on the home detail page.

If you have a different estimate of value, don't hesitate to claim your home and add your estimate in the "owner estimate" section just below the Zestimate table.
