Zillow estimates

I have 2 comps that have sold in the last few months on my street.
Next door to me; 4417 Collins Circle sold for $228,000 (2150 sq ft) $106 sq ft
3 doors down - 4411 Collins Circle sold for $247,000 (2300 sq ft) $107.39sq ft
With these comps, my zestimate would be $295,531 (2768 sq ft) $106.69 sq ft

However, the square footage is also different that what the original closing documents stated.  understated by 32 sq ft.  So if you used the correct sq footage, my zestimate would be $298,732 (2800 sq ft) $106.69 sq ft

Can anyone tell me if my Zillow estimate can reflect the above comps?
