Just an FYI that your question is listed in Texas but I don't think it really matters for your specific question.
If a Realtor told you that your house won't sell because of the SF discrepancy, that's hogwash. When we list homes on Zillow, we can put any SF and override the public records.
You can claim the home and make ANY changes you want to the records, add pictures etc. . Here are the instructions.

Zillow has consistenly listed my home as having 1400 sq.ft.. This home has 1530 sq.ft..
1400 sq.ft. is damaging to my ability to sell my home according to realtors. Fact is a sale may have been lost by Zillows failure to have the correct measurement. If this not corrected than I want my home unlisted. This might become a legal issue.
