is your home listed or are you selling it yourself. I am right around the corner from Williamstown and could get an actual CMA for you

Zillow is a great tool. It is a tool to give consumers a geraral ballpark range of home prices. Usually a $30,000 spread below and above the price.  We professionals don't use Zillow estimates as gospel because we know the numbers can't all be verified. We stick to evaluating homes by hand and by experience.

Without sounding like a self-centered professional in the real estate game, I would ask a local REALTOR to get the real numbers for your home. BUT...make sure they do it via 2 sources. 1 being obviously on the MLS. 2 being a little bit more work intensive, but have them pull county records to see any divergence or correlation. Good luck selling!

According to Zillow how much underprice is your home (what is the difference between your asking and the zillow price)? What are the prices of the homes that recently sold in your subdivision or area. Have you made additions expansions or remodels to bring your home above local value in your opinion? has your home been reassessed by the county since then?
