We see this question a lot here on Zillow. Zillow is a fun tool but its no where near the power horse that makes up our MLS system whch is up to the minute, per se.
Zillow is merely a guesstimate. What I see is a buyer generally comes through your door with an agent who has looked at MLS figures not Zillow or any of the other search engines used for real estate. Use a realtor to get a more accurate picture.
You home sounds wonderful! It sounds like you are there for a long time. You can also go in and claim your home on Zillow and tweak information about it if you want.

Zilow doesn't visit houses and will give you an estimate base on location. That is why you need a local agent, an agent who go see properties every week. Don't be offended. We, in the industry tend to ignore those estimates, you can't give a general estimate, each houses are different. I'll be curious to know the value of your house, in San Francisco, $20,000 difference is not much compare to a house of $900,000, but for a house listed at $120,000 that make a big difference.

The estimate of value here is a average of surrounding sales. Sometimes the estimate is thrown off by less than full value sales, such as discounted short sales or foreclosure sales. When those numbers get into the mix, then they pull the surrounding values down.
This is when you need to take a step back, with your Realtor, and sort out the non valid sales and work with true comparables to your home. Then, you can get a fair market evaluation, with your specific upgrades included.

Zillow has valued our house 20,000.00 lower than the house next we are larger and have remodeled
W e have remodeled the bathrooms, installed granite, put in new flooring and have a 400 sq foot added family room and a expanded master bedroom and the house next door to us hgas not had any upgrades or additions and zillow has our value at 20,000 less than that house
