Bob, 

You know it's irrelevant that he's a convicted felon and registered child offender, as long as he just quotes under his company name, who really cares that he responds to quotes and contacts people of unknown age. Zillow does not technically have to make sure that anyone under the age of 13 is not creating accounts, as this site is not one that would typically draw them. What's the big deal anyway? It's not Zillows responsibility to actually ensure that anyone is really licensed and not just a consultant pretending to be licensed and they surely don't have to pull the "lender" status of anyone found to be a fraud, felon, child molester or miscreant, all they have to do is have enough disclaimers and they are protected. 

Lighten up Bob ... Sheesh!

So, he is still operating under this company and receiving feedback on Zillow as a confirmed lender?  What is the deal Zillow?

Vance was extremely responsive, honest, and friendly throughout the entire loan process. He explained a number of different loan options (30 year fixed, 20 year fixed, etc.), walked me through all of the steps in the process, and was very patient at all times. He provided a great rate and the closing costs were lower than anticipated. Vance was also very helpful in managing communication between the agents, the appraiser, the closing company and all other parties involved. This definitely removed a lot of the stress of buying my first home. Highly recommended!

Well HUD settled with them on 9/18/09 for a penalty of only $10k for all the violations in 2006 & 2007, with no admission of wrong doing required.

According to HUD, this company has major quality control issues, but as they "settled" for such a nominal amount compared to the fees they took in violation of HUD requirements, it is apparently just business as usual.

And why the foreign country code?

But trying to go to the website where the E-mail is supposedly directed just takes one to website.ws which sells domain names etc in Samoa.

I hate to be whiner, but I do have kids that I care about and I really appreciate transparency even if it is uncomfortable. I would like to know who is the actual license number quoting behind the profile now titled Mortgage America. The phone number is the same and the experience listed is the exactly the same. 

I am still unable to find an active license for the person that was removed. I would like to know if this quoter behind this profile now holds a valid license in ANY state. If not, I do not think that he belongs in the ranks of the confirmed lenders on Zillow. There must be a better way to deal with this.

Any level of enforcement would be an improvement...licensing may make it easier to track offenders..... but if no one is enforcing the rules what purpose does a tracking system do?

Happy Funding and please refrain from trying to figure out how I feel...If you want my opinion just ask...I have no problem sharing my opinions...good or bad!

A law that is not enforced is useless!...If no one ever got a speeding ticket...how fast would everyone drive?  The speed limit itself will not prevent speeding!

Andrew, you can try to protect your possessions, but if someone wants them, they usually can find a way.

No one is a crook until they get caught. With your attitude, you probably feel no enforcement measures are good enough for you: Federal, State, County or City Government? All of their laws, licensing and rules can be broken, can't they? .... Rudi

That's really strange! Why, would Zillow not do as David said? Makes no sense at all.

I guess this is a dead issue. They were informed. This is how they want to handle this situation. Continuing to advertise and collect CIC Money from a convicted felon whom is illegally conducting business on their website. Wow!

Its been several days since David G. said he would take care of this.

Apparently, it must be more difficult now, than how a few short weeks ago, David removed one of our highly regarded members, in his entirety, due to an "unacceptable" conversation, in a heart-beat.

 Since Mr. Bibb still does not seem to have a mortgage license anywhere, can you cut off the quoting before you finally remove him from the directory? It seems unfair to leave other mortgage professionals quoting against someone who cannot perform on quotes due to their legal constraints.

strange quoting method also, exactly the thing Congress is trying to regulate due to things like that. for matching scenarios (down payment, credit score, loan type) will quote 4.625% and 0 (a drawn 'em in and change it later type quote) and on another 5% and a point. There's no consistancy.

and don't get me started on the Congress thing. Talk about the ultimate price fixing scheme!

Zillow needs to be more proactive on current licensing.


Currently, Confirmed Lender just means the company existed at time of application ~1-2 years ago.  I think its important for consumers to know that they are dealing with licensed professionals.

Zillow appears to have a convicted felon quoting mortgages. From the NMLS consumer site you can't find any license for Mr.Bibb. Keep in mind that Mr.Bibb does not work for a Federally Chartered Bank as is required to be individually licensed.

Every lender should have to update their records on Zillow with an NMLS#. Zillow can then cross reference from the NMLS site to keep this site fresh and consumers protected.

I checked out the site that Sunny mentioned... I could not find him under individuals licensed in Maryland and he is not listed as an originator for that location.  He also does not have any license on his Zillow profile.  I thought it was Zillow's policy to show all licenses on profile page.

I would love to hear from Zillow on this...

Well he is still quoting on Zillow. It seems Confirmed Felon and Confirmed Lender can coexist in harmony here. I guess when he tries to get licensed nationally he may get weeded out, but until then he'll be quoting away here on Zillow. What's a few kids anyway, when you have a cash cow like him quoting the $60 leads. CHA-CHING!

He was illegally quoting rates on ZMM for North Carolina back in December without a MLO license. I turned him into the NC Commisioner of Banks.

Results happened: He's not quoting North Carolina anymore. Doesn't even list NC as a service area.

I'm glad I reported him.  An apparent felon. Scary....
