Zillow is a bunch of hooey

They zestimate my house 4,000 less than the house next to me while nothing has been done to it on the outside whereas I have put in new gutters, yard work both in the front and back, new fence, new shed, and new roof. Even my neighbor on the other side has a lower zestimate and she has done quite a bit to her yards. Doesn't make sense. The house with the higher zestimate has been sold three times in the past 7 years while and at least 2 of those years it sat empty.

Zestimates are using only publicly available facts, and they don't have inspectors looking at your gutters, landscaping, shed, fence etc. (None of those things are part of the formula).   If you wish to declare these things, you can use the owner's estimate.

While Zillow is a great real estate website for users like you, it is not an appraisal. It is a starting point in determining your home's value. Your real estate agent or appraiser will physically inspect your home and take special features, location, and market conditions into account.  Zillow encourages buyers, sellers, and homeowners to supplement Zillow's information by doing other research such as:

    * Getting a Comparative Market Analysis (CMA) from a real estate agent

    * Getting an appraisal from a professional appraiser

    * Visiting the house (whenever possible)

Zillow is the starting point of a very complicated and emotional process.
Selling a home is quite a big deal, for the sellers who have invested emotions as well as many time all their savings in the home.
It is up to us Realtors to advise them that Zillow provides just an estimated value, the appraiser will provide a true value with kwnoledge and suporting data.

Nice to know that it takes Realtors® 10 months to answer a simple question.  And they didn't even get the answer right by taking 10 months to answer the question either.

If it takes them 10 months to answer a simple question, how long does it take them to sell one house?  12 years?
