Most Real Estate sites are not very reliable - whether you are using Zillow, Trulia or Realty Trac.  Truly only a Realtor can tell you what is on the Market.  If you are a buyer - basically it is a free service with no obligation. There is no penalty if you end up choosing not to buy and we have day by day access to anything on the Market - other than "For Sale by Owner" - which not too many of them use Zillow or Trulia.  If you want to insist upon doing your search without a Realtor - try Redfin.  It is still a Realtor site but you will be on your own until you actually choose to buy.

With inventory so low these days, many properties are being sold "off market" as pocket listings and direct agent to agent. Connect with a local agent in the areas you're looking to purchase and make sure they are in constant communication with other producing agents to find out what ISN't hitting the MLS.

Unfortunately, the MLS system is not perfect for Buyers searching for listings.  For example,  When a property goes into escrow, agents can list the property as "Back Up" because they would love to get a back up offer.  The problem for buyers is that it show "active" for you.  Another issue is some agents do not report the sale right a way when the property goes into escrow.  If you deside to work with an agent, it will be much easier and less frustrating for you.  Our job is to follow up with all the listings you are interested in and find out the correct status.  Also, a good agent knows the new listings immediately, so you do not miss anything.

I agree there is a lot of "sifting" that needs to be done with Zillow listings, but that is only because sources such as Zillow, Realtor.com, Trulia, etc. are "secondary".  It has been my experience that Zillow is very pro-active about updating the listings when it is brought to its attention that a listing may already be closed or otherwise taken off the market.

Zillow has done a good marketing job promoting itself as a real estate website, when in reality, they admit themselves they are a media site that is designed to sell advertising to the millions of viewers they get daily.

Zillow data comes from private owners, agents, and public data records.  Banks and mortgage appraisers do not use Zillow data for comparable sales data or for appraisals, ever.

The only real source of up to date listings is Realtor.com, or a local agent that has a live MLS data feed on their website in your local area.

D Barr writes:  "Banks and mortgage appraisers do not use Zillow data for comparable sales data or for appraisals, ever."    This is a good thing to hear because it means banks and appraisers are complying with Zillow's terms of use.   D Barr makes it sound negative for some reason.
