My house was listed at a significant premium, taxes are as they were, no physical change to either house please explain.

If the system was able to average more sales, the numbers may make more sense. With an occasional sale the average/values get out of kilter and make the numbers change in strange ways. This should just be one piece of the big jigsaw puzzle, if you really need to know what your home should sell for or what you should pay for it.
