Zillow zestimates

Our house is currently for sale and homes immediately adjacent, one of which sold in the last 9 months, are all estimated well above ours ($58K).  Yet they are all built in the same year by the same contractor, of similar size and construction.  Why the disparity?

As you may have guessed, Zillow is not accurate in determining current market value.  It is best to get a free evaluation from a local broker, or pay for an appraisal.
