advise on hi and lo asking price for Duplex

I have been trying to get an estimate on a property in order to put it up for sale and have yet to receive any results--what are the going sales rate high and low for :

Duplex 3410/12 Lawn, St. Louis Mo 63139, 2500 SF Good condition current renters on a monthlies  $1400 (These are long term renters)
Two baths and family room in each unit and one unit with 4 bedrooms and one with 3 (the latter can be a separate apartment.

Your target market will be local investors that will want information on one "or maybe both" of the following GRM "Gross Rent Multiplier" or CAP RATE "Capitalization Rate" "Along with a current rent roll".
These are fairly simple mathematical figures to help investors decide if it will fit into their portfolio. 
I would suggest hooking up with a local REI group through "meetup" or you can have a savvy Realtor in your area help you for free. I would be happy to help however, my expertise is in the Kansas City Market.
