Zillow's estimates are just a mathematical formula based on recent comparable sales and assessed values from the county public records.  They're accurate sometimes, and wildly off other times.

You can edit the home's facts to alter the value a bit if needed, but I'd think your time would be better spent on the CMAs that you've already gotten from Realtors.

Long story short, you can list the "for sale" price on Zillow, but the estimate is controlled mostly by sales comparisons.

It's amusing that people take so much stock in a computer program that has never seen a house, sold a house, bought a house, and especially has never been to yours. Agents do those things everyday and have been for years. They are professionals.
Zestimates more or less assume tht all kitchens and all bedrooms and all dens are indetical, and that each square foot of landscaping is like all others.
Zillow is great for trends in the market and overall neighborhood values. Agents help you discover what your home might sell for today.

I believe the "value" is based on tax records which reflect recent purchases at "market value".  Zillow uses this data as comps.
