agent frustrated w/ me becasuse made 20 offers one accepted, i declined offer

my agent and i made 20-25 offers and all but one were accepted, i went back to look at the house for a second time, and declined the offer for a few reason one being the price offered to me was ging to be $15 K over my budget after closing cost ect..My realtor was quite dissapointed and frustrated with me for she felt that she has been working very hard for me. She is a very nice lady, & I do appreciate her efforts, but i feel that because of the mkt. in Las Vegas, everyone is putting out lots of offers at one time hoping one or two will be accepted. I feel that It's also my time & effort just as well. So for her to feel like giving up on me after only one month of searching (only every other day & excluding weekends) is not right. I don"t want to give up on her & get an another agent because I do appreciate her! Any suggestions? P.S.  we were only looking at REO only (may be the main reason for bid not being accepted, didn't look at any short sales by her suggestion because of them taking too long w/ banks)

Awww, this 'multiple offer' situation is frustrating for EVERYONE.  I can't help but think the banks (sellers) are frustrated as well, with the inundation of paperwork, dozens of different offers with dozens of different scenarios.  But alas, 'tis today's market in Las Vegas.    You say that you really like your agent - maybe a short break would do you both some good.   Take a week off the house-hunt and then reconnect.

Bottom line is that you should NOT buy a home that you don't want, especially at a price higher than you wish to pay.   Just be selective; make offers only on homes that you can see yourself calling 'home'.  :)

I am not a realtor in Vegas and you can't search y website, but I did read the Zillow policy here against self promotion in the Advice forum. I think you might benefit from reading it too since almost every post you make contains spam.

That's the common trend right now.
Frustrations all over the place.
Your realtor was really working hard. Imagine showing every other day.
Granted there's a thousand REO's in Vegas, I was just wondering if you
sit down with your realtor and narrow down what you're looking for and how much is the maximum amount you're willing to pay.
Joanna's suggestion about taking a break is a great idea. Then when you get together again, sit down and reconfigure your needs and finances.

I have a buyer who told me he worked with another agent who submitted thirty five offers on his behalf and couldn't get any of his offers accepted.  

After we met, we had a brief conversation...I got him two deals and he couldn't be happier.  What type of financing are you approved for?

I'm afraid however I wouldn't be too fond of working with folks who want offers submitted on properties they have no intent on buying.
