For an appraisal, you need to hire an appraiser. If you don;t need that and just want a ballpark estimate based on MLS information, a CMA (comparative market analysis) from a good local agent may help. Most agents are happy to do one for free especially if you are looking to buy or sell soon.

Anyone of us can refer you to someone reputable in your area.Or you can pull down the Professional Tab here on Zillow and search for an agent near you.

I believe it depends on what you want the valuation for. If you want to value your home for estate purposes, hire an appraiser to find what the home is worth. If you want to sell the home(s), work with a realtor to find what they would list for. There is a difference, and each serves a specific purpose very well. In some situations, a realtor opinion of value may not suffice to prove value as of a specific date, so it is important to understands the parameters of purpose.

Most brokers will do this without any costs to you. Relying on computer analysis will only provide part of the picture. You'll need someone to actually visit your home who will be able to compare your properties to other similar properties.
