Well, not a "close" exactly, but it does traditionally slow down  and Realtors plan vacations for the slow periods around the holidays.

I have to agree with a bit of a slowdown since school started...I'm expecting the next "wave" to pick up as we get closer to October, but since it's been such an unpredictable market for my area, I won't count on that either!

In my area, things have quieted down a bit since summer.  Beginning about the last week in August, things seemed to come near stopping, as everyone concentrated on getting back in the swing of things with "back to school."  After those 3 weeks, it has picked back up as people consider moving again.  

Inventory was WAY down this summer here in Mt. Juliet as people seemed hesitant to sell their homes, thinking that they would wait until prices went back up.  The selection is a bit better now, but still down.  I have buyers with no home available to buy that fits their needs.  They are just waiting for the right home to come on the market.

The areas I service in Center City Philadelphia behave in the opposite way - Summer is typically quiet as buyers are focused on vacationing and going to the Jersey shore.  Usually just after Labor Day there is a Fall push that quiets down around Thanksgiving.

In my area, listed houses at this point in the year are sitting. The rapid sales of the early summer closed long ago and the houses still on the market look like they are in for a long winter.
