Depending on what state you are in will dictate whether or not you have stated income loans available to you. In MN, it is absolutely against the law. Regarding your second question, the answer is no. In mortgage financing, the loan structure is based off the lower of the appraised value or purchase price. You would just chalk it up as getting a very good deal...with equity right from the get go, but you will still need to come up with a down payment. Best Wishes to you!
