Happy to help you out. Natural gas is piped to all the homes in the City of Oroville down in the valley where I live but up in Kelly Ridge that development did NOT pipe up NG. My mother-in law has a home up there. Her home is all electric and she does NOT have propane. Some of her neighbors installed propane tanks and use propane for waterheating or cooking because it is MUCH cheaper than electricity here in Calif but the appliances are more expensive initially. Many people also prefer cooking on gas if they are really into cooking(my wife HATES electric cooktops but finds electric ovens ok). As for HOA fees--yes, there is a tiny HOA fee to maintain common roadsides--last I heard it was about $15 a year. But the 9 hole golf club/pool/tennis courts/restaurant/bar/clubhouse complex was sold off by the homeowners association years ago and is private now. Anyone can join for a yearly fee now and participate but they have fewer takers every year now as the original elders up there die off and the polulation now is mostly young professionals and families moving in and they are NOT interested in the club/playing golf/getting drunk/playing bingo with 80 year olds. I expect the club complex will declare bankruptcy in a couple years. Who knows what then?
