Hi there, the old rule of thumb used to be that a monthly payment with
EVERYTHING included (except for HOA dues, which are usually paid annualy unless in a townhome or condo) is 1% of the LOAN amount. However, with rates as low as they are you can typically estimate another 200-300 off of that amount with everything included unless the tax rate is super high like $3.60 or higher.

So if you offer on a home at 130,000 and you put 3.5% down (the usual for an FHA loan, unless you are a Veteran or get a USDA loan) then your loan amount would be around 125,450. so 1% would be 1,254.50 per month when rates were at 6% and higher but now it would be closer to 1,054.
