i am a property manager in the riverside/san bernardino area. often i get owners that come to me after they are fed up with their tenants constantly paying late or not paying at all. most owners are reluctant to give a 3 day notice to pay rent or quit .there seems to be confusion as to exactly what the landlord can or cant do. one of the most important things i notice as the owners do not take immediate action by serving a 3 day notice.....correctly........and then take immediate action to start the eviction.
