Zestimate is a number generated by a computer model using facts available to the public. It does not include upgrades, views, and many other features that add to the value of the home. It is only the starting point for comparison of properties.
A CMA using comparables sold in the last two or three months will give you a much better clue whether the house is priced fairly or not, the Zestimate won't.

Maybe...sometimes the Zillow estimate is the last sale price and with so many people buying up foreclosures and flipping them the estimates are still showing the price that the new owner just paid. If you want to know if the asking price is over market value, have your agent do a CMA on the property, this will give you a better understanding of what the house should sell for.
