Do you know if neighbors on Arundel Place and Aberdeen, or anywhere else in Clayton have successfully challenged their property tax assessment? If so, what arguments were effective and what data / data sources did you use to compile your case. If you or anyone else has an example of the documentation your provided, is it possible to email a copy? With their permission, I can provide contact info for local resident filing an appeal or receive it on their behalf.

LOL, assessments in California are capped by Prop 13.
However, with the bust in 2007-8, I decided to appeal my assessment based on foreclosures and REO sales.
But....
I waited about 6 months too long. I submitted using recent comps which supporrted my appeal. And then, got denied based on subsequent sales which matched or exceeded my assessed value.
Good news (in theory) down the road, bad news for the here-and-now.

If your assessment is higher than your market value, I would appeal. Many municipalities facing budget crisis' are keeping high assessments the same or are even raising them.
The deadline to appeal your taxes in St. Louis County is July 11. So you need to contact the assessor for information here and get your paperwork in on time. A local agent can help you prepare and most will do it free if you have worked with them recently or will charge a small fee to cover their time. As a property owner, you have the right to appeal, so come prepared and win.

This issue effects all of us, everywhere. I would suggest you look into the process of challenging your assessment by contacting the county PVA office. I know many people in many parts of the country who have had great success in using this procedure. Many people do not want to take the time but it is well worth the savings. You may be surprised, sometimes just showing up can save you a bunch. Good Luck!

In the county I live in lowered assessments 2 years ago.(16%) Now that the economy has worsened ours too has been increased.

The value of your property is often irrelevant to tax increases if the taxing authority increases the mil levy.
Think of it like sales tax increase from 5 to 10 percent. You are still spending $1.00, but the tax goes from 5 cents to 10 cents.

When is the last time the value was reassessed? If it was done in 2000 or so values could be higher now. If done in 2006 prices should be lower now.
