Zillow is not a Real Estate Agency, Zillow is not an Appraiser. Zillow sells advertising. Thats all, No offense to Zillow, what they do is important, however, It is my opinion that Zillow should do a better job of disclosing to the general public that prices listed thru general search is simply a "guesstimate"

A drop of about 25% of the value is pretty standard across the US since 2008. Let us know what you learn from an appraisal of 2011.

The appraisal form 2008 is no longer valid. Appraisals have a short shelf life of only about 90 days. Unfortunately, many houses are currently selling for less than replacement value due to the downward pressure on the housing market.
I am sure that your house is very nice especially if you built it yourself, but eh REO's in the market drive down prices both on sites like Zillow and in offline valuations like appraisals and CMAs. My suggestion would be to contact a local agent to see where you really stand. Then, you can post the CMA amount and date in your home description or in a Zesitmate comment on your home page so people can see it.

2008 Appraisal 256,000 this months 245,000 yes there was a drop but houses on my street normaly sell for appraisl price or better. I dont' know how you come up with your figures but 187,000 are you kidding. This home cost 230,000 to build in 2008 and thats self contacted. If appraisals are opinions zillows must be worthless. Lots on my street are selling fo 55,000 right now. The only houses selling under 200k are the older ones in the first filing. You need to adjust your opinion or get better information.
