buying a house. I have good credit & no provable income, boyfriend has good income and forecloseure

What I want to know is if we could buy a home only a year after his foreclosure.

If you elect to have your boyfriend on the loan, then the earliest he would be eligible via an FHA loan (quickest option) would be 3 years before he is able to buy another home.  Also, his credit must again be in good shape.

Otherwise, your looking at 5 to 7 years for conventional financing before being able to buy again (w/ boyfriend on the loan).

Your only other option is to get a non-occupant co-signer on the loan with you (& without the boyfriend) for an FHA loan.
