Consult if you don't have one already a local Realtor familiar with your area.  No disrespect to Zillow, but their estimates are merely estimates which I find typically off the mark.

Best bet is to call a local agent. They will work on your behalf and let you know the best offer price for the home.

Dear CMustang:

Zillow's estimates are based on a computer model and do not take into consideration such things as upgrades, condition, location (view, busy street etc.), same builder comparisons, special features etc. These can all cause the price of a home to change significantly.

A Realtor, can get you a realistic value. The Realtor you use will provide their services to you as a buyer for free and will owe their loyalty to you in all aspects of purchasing a home from the price to the offer to the closing and other things in between.
