You can, but you might get 10-50k more for your property listing it with an agent, which is probably way more than the commission you will owe them. Just some food for thought.

Any GOOD salesman selling their own home will know all of the good points and how to promote them and how to lessen the not so good points. Selling individually gets ME the same bottom line and the purchaser a great deal. Any respectable attorney can do the paperwork. I'm glad, and I understand why these realtors responding want to promote their business. I'm glad they are doing well and can offer some buyers and sellers peace of mind. That doesn't change the fact that selling without a realtor is good for both the seller AND no doubt the buyer. SO, the price may be lower to the buyer? Good!
It isn't just a perception, it CAN be fact. Multiple realtors each knowing nothing about the property they are showing to a prospective buyer. How is this a benefit to the buyer?

The perception by most home owners is that selling By Owner provides the same exposure and activity as MLS would through a Realtor and they stand to put an additional 6% in their pocket in addition to the regular sale proceeds the MLS listings are getting for similar homes.

The truth, believe it or not, selling your home By Owner, if you do sell will provide you 85 cents on the dollar at closing as opposed to 97% through a realtor.

Think for a minute of going to a yard sale.  You walk up and begin dealing with the owner of the goods you're contemplating getting a good deal on.  What are the odds that the owner of the goods you're checking out thinks they are worth more than you do and ends up telling you.  Also, how comfortable are most people purchasing merchandise directly from the owner?  Not very!

Working through a Realtor will net you more money just like Department Stores get more money for a brand new pair of shoes right out of the box than an owner holding a yard sale would for the same pair of brand new shoes never worn right out of the box.  Also, how many people attending the Yard Sale would have the exact shoe size of the shoes in question.  A Department Store has hundreds of shoppers through their doors every day specifically there to buy shoes.  Yard Sale people are looking for one thing....a deal or "Next" they go onto the next Yard Sale.

The comparison of MLS through a Realtor and a By Owner listing their own home can be made just like the Department Store vs Yard Sale.

MLS has thousands of listings, and professionals who will drive their clients around in their car, get inside information (if available) from the listing agent and even negotiates the sale and gives them a gift when they close escrow and it doesn't cost the buyer a dime...its
completely free.  Why would anyone in their right mind forgo using a professional for all the reasons above so they could spend their own gas and time going around meeting strangers who have demonstrated that they're very frugal to take the time to run ads in the newspaper and hang around their home every weekend to show it to whom?  Realtors are the only ones contacting them as they know chances are that even this extremely frugal person will figure out it not worth their time and effort after receiving a few offers from "bottom feeding" investors for 60-65 cents on the dollar tops.

Everything I've said here is honest and true.  In my 33 years as a full time Realtor I've relieved many tired and frustrated By Owners of a role they are not equipped to handle, netted them much more money and gotten multiple future referrals from them over the years.

Believe it or not.  Do it the "hard" way or the easy way and more profitable way.

Listing your home for sale with an agent gets you the best price the market can offer.  It gets pushed out to thousands of other agents that all have eager buyers right now.
When listing with the right real estate firm your house also gets pushed out to hundreds of websites worldwide.
Most likely you will get much more than the 5-6% you had to pay the agent.
