Your Realtor should automatically put your listing on other websites beside MLS sites, and should present you with a marketing plan. There are many sites that a home can and should be listed on, including Zillow. The National Association of Realtors reports that 85% of home buyers search for their home on the internet. Homes with multiple pictures and virtual tours get the most attention. Although most home sellers would like to see their home advertised in the newspaper, it is not the most effective marketing tool anymore. Most tech saavy Realtors only advertise thier open houses in the local and regional newspapers, as well as the internet sites. If you are already listed with a Realtor, ask them where they are advertising. If you are not already listed with a Realtor, and remember not all agents are Realtors, make sure you list with a reputable company, as well as an agent who can provide you with statistics, status updates and feedback. Also remember to price your home competitively. Currently there are 192 single family homes listed for sale in West Haven and 82 have sold in the past 90 days, which means that an average of 27 homes sold each month and that equates to a 7 month supply. The good news is that number is down from a 14 month supply that we had in the beginning of the year. The hopes are that the tax credit program will keep the market moving especially now that it includes current home owners.
