A landlord is under no obligation to extend a lease, or to continue the relationship in a month by month basis if they give you the notice as required by your state.   They don't have to give a reason.

The law varies from state to state but typically if a lease has ended the renter becomes a month to month renter. The laws of your state will probably stipulate how much notice is required for you to vacate the home. but often it is 30-31 days.

If you're not paying rent, that is another issue.

In short, Yes. There is a legal process involved but yes they can. Best thing to do is ask a real estate attorney in your state.
