You need to talk to your lender about the rules for the loan you are going to apply for. Some states have community property requirments.. and if they do you may need to get a release from your wife and she might have to sign a homestead waiver.. different states have different requirements. In searching for a home the 1st place to start is with the lender. You should FULLY disclose your situation and the lender can direct you for your specific state and the loan you are looking for. Your lender is your friend... just tell them the truth and they will help you through the process. If you are a 1st time home buyer there is a great program out with an 8k credit, it is going to end soon so you want to get right on that if you are buying soon. Get lender referrals from friends who are happy with their lender, who just purchased a home or the Realtor you are working with can give you 3 or 4 names... then you interview the lender and work with the one that makes you feel comfortable.
