Yes, you can collect rent until the sale is completed.   If a tenant refuses to pay, the tenant can be evicted as per your state's landlord/tenant laws.

So long as you are the owner of record and there are no agreements in place with you, your association (if any) and the lender (unlikely) you should be fine. 

In fairness to your tenant you should try to be as open and forthright with them as possible. But, yes, they need to pay and can be evicted for non payment of rent.
