It is also difficult for an agent to represent a buyer on the sale of the agent's personal property. Even though a disclosure must be signed there are some things that may slip by on or not on purpose. Even though the buyer may get a better deal because of the lack of a commission payout. It would be up to the buyer to get all inspections done for reassurances.

Yes they can, it is called Dual Agency.  The Dual Agency must be disclosed prior to the property being shown.

They can, if everything is disclosed as stated.  It's probably too late to get representation and have the seller pay your agent, since they are going to say their advertisement was procuring cause for you finding the property and submitting an offer.

The number of people going out to buy without representation always amazes me, because they can avoid exactly this sort of issue by having a licensed professional represent them.

I see no reason why not.

The Realtor would take on much less liability if there was a Buyer's agent involved.
