can attached storage space be included in square footage of a condo?

My condo includes storage space within the unit. This storage space is under stairs so has a sloped ceiling, but at the 'tall' end one can easily stand up and there is a closet, access to a dumbwaiter, and a door to the exterior opens to the side alley of the complex). The original appraisal when I bought the place included this space in the square footage, but I am trying to refinance and the appraiser assigned by the lender did not inlcude this space, which results in almost 200 sqft less than original calculation. I have confirmed that recent appraisals in other units in the complex with same storage space did include the storage space in the sqft calculations.

Can I complain?

If you still have a copy of your original appraisal, then you can use that to contest the results of the new appraisal.

Further, if you can get your realtor to get a list of the various condos that were sold in that complex within a certain period of time, and find a unit identical to yours, then you can also provide that as proof of square footage.

Just know that it isn't unusual to have appraisers come up with different measurements. It can be a challenge to contest an appraisal, so it helps to be prepared.

The space must be contiguous to the living area, insulated, no permanent openings to the outside, have HVAC, and be over 5' tall, to be included in teh square footage of the house.  If you have to go through the garage, it is not contiguous to the living and is not counted in the square feet.

In order to be counted as part of the  main living area, the space needs to be heated/cooled and accessed through the main dwelling unit (not by going out through unfinished areas).       

In rooms with slanted/sloped ceilings, the area where the ceiling is below a certain height isn't counted - I think it is five feet but you'd have to check.   

It is not unusual for two appraisers to come up with  different numbers with 5% difference not unusual but sometimes up to 10%.

The space is not heated. Accessed through the garage/laundry Okay so it's not quite 200sqft (7x22=154sqft). The new appraisal is 200 less than the old and I assumed this space accounted for most of that - looks like the rest is probably just rounding or slight measurment differences.

Typically the space would need to be heated and cooled.  Is it?  Also, 200' seems like a lot of room for an under stairs closet.  I would think it would be more like 6' by 10' or 60 ' at the most'.  What are the dimensions?
