can i obtain a mortgage when I didn't have 12 months continuous income from a 600k note recievable

financing business to employees over 15 years but offered  them a break with economy slowing in 2010. My primary home was paid for at $400k. 170k line of credit used for divorce. Moved to MD to be near family but rental income exists 1200 monthly in OBX coastal NC home now . Permanent disability income 1500. Fiance' will graduate with nursing degree next week. found a favorable forclosure but not sure if I am a able to get considerations?
