The lot would have to be subdivided in order to sell it separately. The county Assessors office would be a good resource.
check with your local building and safety department. they will give you the current rules and regulations. if it is possible, then you need to get some plans drawn up , get the plans approved and then you can sell the lot.you more than likely will have to sell it as owner financed as the banks are not loaning money right now. of course you can also sell it for all cash.before you invest all that time and money , check to see what would be the market value of similar lots for sale and if there is a demand for it.i could send you some recent comps if you wish.
