can i sell a lot on my property?

I recently purchased a home in San bernardino. It has a big corner lot, havent measured it but its big enough to build a small house one. I wanted to know if there's any way i would be able to sell the lot? and what the process would be? who i would need to contact and what the steps would be?

Make sure you do all of your homework early on to avoid pitfalls and surprises. The City Planning Office should be able to assist you. Check all zoning and assessor issues that may arise. Keep asking questions! I would love to assist you if you would like.

Go to the City of San Bernardino and talk to the City Planning Department about your lot. You will need all the information on your property. Each city is different and what the city will allow is also unique to each area.

The lot would have to be subdivided in order to sell it separately.  The county Assessors office would be a good resource.

check with your local building and safety department. they will give you the current rules and regulations. if it is possible, then you need to get some plans drawn up , get the plans approved and then you can sell the lot.you more than likely will have to sell it as owner financed as the banks are not loaning money right now. of course you can also sell it for all cash.
before you invest all that time and money , check to see what would be the market value of similar lots for sale and if there is a demand for it.

The best thing you can do is contact a local commercial real estate broker. The rules and regulations around what can and can not be done are very complex. Commercial lenders that work with builders will know exactly what can and can not be done.

There are just far to many options available, and the specifics are paramount to understand the true potential of what you have.

First of all investigate with  the planning department of your town what is the minimum lot size and minimum frontage required for a buildable lot.  If you have correct frontageand size on both lots you may be able to subdivide the property.
