can my wife get a first time home buyers loan if she is a non-citizen with a greencard?

I own our current home (in my name only) which i bought with a first time home buyers loan.  We have lived in and owned the home for a little over a year.  My wife is not on the title.  I understand that one of the requirements for a first time home loan is that you live in the house for at least a year before selling or renting.  I am an american citizen by birth but my wife is a greencard holder with work clearance.  I  wanted to find out if my wife can buy a home with a first time home buyers loan (smaller down payment) and put it under her name or both of our names.  Please let me know what options we might have.

Hi Chris:

Your wife cannot use your credit and income if she is the only person on the own.  She has to qualify on her own merits.

Hi David, thanks for the response.  One more question.  Because I have already bought a house with a first time home buyers loan, will she need to have enough credit and income on her own to qualify for the loan or will we be allowed to qualify using my credit and income as well?

Chris

Your wife can get a loan. I just talked with one of my Lenders recently about this subject, because I also work with foreign Buyers and Investors. [contact information deleted by Zillow moderator. Please see our Good Neighbor Policy for posting guidelines]
