wow, thanks guys....I mean, I thought they were real, and from reputable lenders...but still, 2.5% seems so unbelievable!!!....from my limited monitoring of the rates, they are not yet back to the lows we saw early in the year, when 30 fixed was at close to 4% flat....but I don't remember seeing 5/1 being 2.5%...maybe they have been, or even lower, I just didn't see it??? what's the lowest 5/1 have been priced at?
Strongly considering 5/1 arm...the lifetime limit is 5% up, so, worst case scenario, it would be 7.5% - a bit high, but not catastrophic.

Thanks Michael....the 7/1 I am getting priced 3/4 of % higher, like 3.25%...but there was a very small sample, only 1-2 quotes submitted.

out of sheer curiosity - what's the lowest 5/1 and 7/1 have been priced at when we were at the bottom, and 30 y fixed was at 4.00% or about that?
