can the seller remove property after final walk through when closing was delayed

the closing was to take place on 1/21 was delayed due to seller final walk through was on 1/17 with our realtor contacting listing agent the table and chairs where there upon arriving at property on 1/24 the table and chairs had been removed

Unless the table and chairs were specifically listed in your contract as part of the sale, the sellers were free to remove it anytime before the close.

If it is not written in the contract, it does not stay with the house.

Best advice is to change the locks immediately after closing...

Was furniture included in the purchase contract?   This is not normal.  Items that are fixed to the property should remain, but not personal belongings such as furniture.  Yes, the sellers can remove personal property.

If the furniture was included in the contract, it should not be removed and you have recourse when you close.  Make sure you perfrom another walk through shortly before closing and get the keys at closing so the seller will no longer have access to the property.

I had a situation where we did a walk through on a property and closed.  My clients were not local, and asked me to stop by the property a few days after closing to check on things.  The seller got back into the house somehow and removed all of the ceiling fans.  That was breaking and entering, theft, etc.. He ended up being arrested.
