Sq footage prices are not realistic when trying to figure out how much a home is worth. You can have two exact homes side by side, one with wood floors, grantie, upgrades galore , professional landscaping and the other home equipped with basics. 

My advice is talk to either a Realtor for a comparable market analysis, doesnt cost you anything, its costs the Realtor time and effort though...or hire a professional appraiser.

Beautiful area ...good luck if you are purchasing a home....

Not sure what you wan when you say advise. They are historical homes in the waterfront area that can be smaller in size. However in the city limits you will find homes of varying sizes both lower and higher square footage. Generally speaking from the 1000 to the 3500 square feet (with some higher and some lower).
