Pricing your property correctly in a down market (or any market) is the most important thing you can do to get your property sold quickly. Have some local Realtors give you a CMA and then compare the views of the these local agents. Be sure to work out you net after sale, so you can estimate what you will be walking away with and then find the agent that you are comfortable with and will help you protect the most important thing of all and that is your bottom line. This is a very competitive marketplace and you don't need to spend 6% to get your property sold.

It's nice that they provided you with the recent market data for your complex and, if you know the condition of the referenced units, gives you a good idea what yours is worth. Of course, there are other condo complexes close to you that also need to be taken into consideration along with comparable condition.
Now that you have a ballpark number, what do you plan to do with it?

The tax records and mailing unit numbers are different.
zillows zestimate is 352k
There are currently two 3bdrm units on the market, unit #111 listed for 340k and unit 418 for 379K (which has an accepted offer and is currently in back-up position). The most current sales were all 2 bdrms units which sold for 320-340k.
