city just appraised property at over $350,000 for taxes. appeal denied. what gives in your value?

a home can not be purchased unless it is owned by bank or foreclosed any where near your zillow value so where in rolling ridge estates did one sale from an owned home at the price you valued our home.  your pic and info is vastly different than facts.  why do you not update pics?

It should be much closer in value now.  The values are increasing in Murphy and Rolling Ridge is doing well.

Realtors have valued the property much higher.  Really higher than I think they are worth.  Middle ground would be around $400,000.  Homes in this neighborhood are priced much higher.  The only ones that are priced in the Zillow range are foreclosures.  Homeowner sales are listed at a much higher cost.  We are aware of the Tax situation since this is the second time we have appealed.  First was lowered due to the purchase being less  than actual homeowner sales, this was a foreclosure.  Second year, they produced sales, and turned us down. One questions the sales where not in the same neighborhood even though their have been sales, many.  Can they use comps with more square footage than our home which is in the 3800 range and compare with 4400 sq footage homes.  The city claims they have software that equalizes the properties, I say bull.  Enlighten me, please.

Assessors will often deny appeals whether they are right or not. Granting appeals cost the municipality money and most people walk away with one "no" from the assessor without appealing agin or making their appeal case stronger with better comps. I cannot answer for Zillow, but the assessor has a lot to gain by puffing values. They best way to get a value is to find a qualified buyer that is willing to buy your house on the open market for a specific price. The second best way is to get an appraisal from an independant appraiser familiar with your area/neighborhood. The third runner up which can sometimes tie the accuracy of a paid appraisal is to get a CMA or BPO from a local realtor that knows your area. 

As for the pics, you can claim your house and upload new photos that will show on your main house page. That is much faster than waiting for an update from Bing or Google.

About 1 in a 1000 people are happy with their Zestimates.  

"why do you not update pics".  Zillow uses third party databases for pictures, so aerial views and street view photos will be updated at the discretion of the third party providers (probably every three to five years).   If you wish new pics of your home, claim the home and upload them.
