considering almost no "forecasters" saw the collapse coming, you have to wonder about their predictions about who will rise...

Consider simple metrics though:
1. price to rent ratio.
2. local economy.
3. local govt budget. (usually, state and local governments together are one of the biggest employers, if their budgets are in the red, there will be cuts leading to a worsening of the local economy)
4. ease of transit to jobs.
5. people like to live there.

do your own research, the last few years have proven the experts are anything but expert.

Hi Monte,

If anyone could actually answer your question they would be very rich indeed. Remember that real estate investing is extremely local. You could end up with a great investment in a poor market or a lousy investment in a great market. It all comes down to picking the right property.
