client is looking for a hard money lender.....

I have a client that wants to use a hard money lender.  They have a house in Arizona to sell and want to buy a fixer upper here.  The one they want to buy here is in poor condition, the value is in the land.  Their house in AZ is for sale - they owe approx 1/4 of the value on the home so it's not underwater.  They are retired w/limited income so they think they want to do get a private equity loan against  their current house then pay them off when it sells.   They are kicking  around other ideas too but not intereste d in contacting a traditional lender for the purchase (details of why not important- just accept that this can't be overcome). She's following this thread but not posting to it.  Feel free to share reccommendations, thoughts, concerns- it would be good for her to get a larger response than just mine.   Good or bad responses are welcome- both myself and the agent in AZ will appreciate the feedback for her even if we disagree.

Your client or you need to speak to a lender in OK. Google hard money lenders in OK; private money lenders in OK; trust deed investors in OK.
