closing help needed

made offer for 275K and asked for 3% sellers concession, made a downpayment of 3.5% so was told I am financing about 279K (uncludes fha loan MIP) and int rate of 5% w/apr of 5.615 . ithis a good deal as I'm feeling that my realtor did not help me the way I wanted with closigng assistance. And need to bring bring 5K for closing, and paid out of pocket first year home insurance, inspection, and appraisal. Not feeling so good about this as we've been in contract since april and have not closed. suggestions?

a concession doesn't decrease or increase your offer .. it takes away from the seller's net, your offered price will remain that way no matter how much assistance is given ... if they awarded you that 3% then you shouldn't be coming to the table with more money nor financing more it would be less. Hopefully I understood the issue correctly.

On a side note i saw you have been under contract since April, I hope your agent discussed the tax credit with you (and its recent extension) should you be a first time home buyer.

thats what I am trygin to figure out, when askign for 3% concession am I automatically increasing my offer from 275K to 283K and seller walks away with only 275K? I thought a concession was a decreased amount in offered price, but when I asked my realtor she debates that my counter offer did not include concession in final price, but original offered price cleary stated it, so I am really upset that she has not assisted me in getting assistacn w/closing costs. My total settlement costs are about 18.5K I think this is too high. My orginatioin fee is about 3.5 K, I thought there was a capped amoutn for NYS?  I feel that the amoutns listed in these reports are very tricky, like getting a title the charge is 2,200?

Do you have a Good Faith Estimate from your lender? This will show you exactly were the costs are. Are you  using a real estate agent that is also doing your financing? Are you are paying taxes up front for 6 months? Need more information to assist you. Talk to  your lender then the agent.
