Comps is short for comparable homes. Ideally very similar but if lacking similar homes adjustments are made upward or downward to accomodate the differing features like pools, decks, etc. The term is most commonly used to determine a probable market price range based on recently sold homes that are similar or can be easily adjusted to determine the vaue of the subject home. There are other aspects in the analysis of the information available as well.

Comps is really short for Comparables - either comparable sales or comparable active listings. In a Comparable Sold this is the amount that the most recent solds in the neighborhood of the subject property usually the criteria is same neighborhood, year built, style and square footage is how a comparable is compared. This is what is used to determine the value of the home for an appraisal or for an offer that you may make. Comparables are the best information to assist you in your offer when buying a home.
