lenders and banks have their own AVM programs or pay for access to one that provides services for those purposes. Zillow does not offer their AVM for those purposes at all and their agreements with their data provider companies does not allow Zillow to give nor sell that information to business for those purposes.
Also, Zillow excludes all distressed sales from the modeling in the area, and the "list" generated of "similar sales" is not used at all in the modeling, but is created after the estimate is already generated.
So, you could not have been denied a HELOC as a result of the numbers nor "similars" on Zillow. Changing it on Zillow will have absolutely no effect on the hundreds of other AVM programs and websites in use.

Unfortunately, the pricing history from nearby homes may remain. Zillow simply automates this process by displaying recent nearby "sales", which would include foreclosures.
This is one of the fundamental challenges facing sellers today, especially in communities like Fallbrook, which has wide range of house stock and quality. Foreclosures are dampening prices, even though, arguably these are often "run down" homes far inferior to homes being sold by owners who have cared for their properties.. The good news is that many buyers can see the difference, if they look deeply enough.
