Would you care to provide more context?     Are you a buyer or seller?

I am guessing this is related to a home sales contingency in the purchase offer, and the buyer doesn't want to be kicked out if a non-contingent offer appears.  I would say this is a bad choice for the seller to sign.

It's easier to explain it the opposite way :-) IF a house says "contingent WITH kick-out" it mean that the home has a contract on it, but the buyer still has to sell their home in order to purchase this new one. In this case there is a "kick-out." This means a new buyer could come along and negotiate a purchase contract and Kickout the original buyer, if they cannot firm up their offer.

If a listing says "contingent no kickout" it means there is a contract on the home, there is not a kick-out clause and is unavailable to purchase at this time.
