I don't think an appraiser or underwriter would require any of the things you mentioned to be completed on a standard conventional loan. None of those sound like health or safety issues (unless there are exposed wires where the light fixture is not installed). But you never know. If it appraises at the value you need as-is it could be OK but if it needs these to be completed to come in at value it may not. Plus different lenders have different overlay guidelines for this sort of thing. Big/important question. Did you ask the loan officer you are working with about this?Sincerely,Greg
I've seen homes with longer lists go just fine with conventional.what's going to matter most is the value of the home, the amount of your down payment and the risk of the loan.conventional details aren't as strict as FHA, VA etc.
