conventional loan requirements?

I found a home where the re-model was incomplete. It is missing 1 bathroom sink.(ready for install) the kitchen counter is in but the granite isnt finished. closet shelves not finished and 1 light fixture not installed. I have a conventional loan.Will these things be an issue?

I don't think an appraiser or underwriter would require any of the things you mentioned to be completed on a standard conventional loan. None of those sound like health or safety issues (unless there are exposed wires where the light fixture is not installed).

But you never know. If it appraises at the value you need as-is it could be OK but if it needs these to be completed to come in at value it may not. Plus different lenders have different overlay guidelines for this sort of thing.

Big/important question. Did you ask the loan officer you are working with about this?

I've seen homes with longer lists  go just fine with conventional.
what's going to matter most is the value of the home, the amount of your down payment and the risk of the loan.

conventional details aren't as strict as FHA, VA etc.

Should not be an issue as mentioned below.  If so, check with your lender if the can do an escrow holdback for the repairs needed.  There are some lenders allowing this with a max of $5,000 in repairs.

Make sure that everything is functional and working.  Banks ask me all of the time to make sure the water,heater,lights are working. Some banks want photos of everything and even though the appraiser may not call them out, the bank will require the appraiser to go back out and check to be sure that issues have been corrected.
