Depending on the LTV, loan amount and your credit score you could drop your rate by a full percentage point (if not more.) If you have been in your 30 year for a while you may even be able to shorten the term without increasing your payment by too much. As Nic said, ASAP. Go to the Zillow Marketplace and submit a loan request to see what rates and costs you may qualify for or go to the Zillow directory and contact some NJ lenders directly with your scenario.

Your should look in as soon as possible. The reason for the "second dip" in mortgage rates is the crash of the European markets. As things settle down mortgage rates should trend back upwards. This is not the only reason for the dip in rates, but is a major contributor.
