Why not answer the OP's question first, before you denigrate the other REAs and attempt to solicit a new client?
"Gimmick" typically has negative connotations. But, the DOJ doesn't seem to think that offering rebates is a "gimmick". They actually seem to endorse them as a marketing option that can financially benefit the consumer...
"However, ten states have enacted laws that forbid brokers from offering refunds, denying consumers the benefits of price competition and driving prices higher than they would be in a more competitive market."
And, my experience is that all business transactions tend to have fine print - even non-discounting full-service REAs.

did anybody use VIP Realty Platinum in Dallas? they do 1.5% of the purchase price as rebate..
