It depends; all commissions are negotiable between Seller and the Listing Company. Commercial and Land tend to be higher; but not always. It often depends on the price at which the property will be offered. The  higher the expected sale price, the more likely the agent will be willing to negotiate on the commission; simply because the commission recieved on a such a sale will be higher also.  Most agents I know; myself included, will lower their commission on a "good" listing that is properly priced for the existing market. In the event the property is overpriced they may refuse to negotiate because they know it will be hard if not impossible to sell same. Hope this helps.

Yes to some degree. The same may go for land.all Brokerage fees are negotiable. The cost of having a sign constructed and installed , and many other specialized servicing and knowledge of the agent play into the higher fees if a Residential sale. Many Commerical agents are CCIM which is an extremely grueling series of test and a huge achievement for an agent. Their knowledge is way beyond many,not all, Residential agents . They know how often counties meet to review and approve certain proposals for new construction,are famillar with various scenarios of usage for a site ,rentals amounts, and lease terms ,and how best to match it to clients that already know and trust them. Check out their client list and credentials, like any other profession the letters after their name is only one aspect, their day to day and year to year successes and satisfied customers will tell the rest. best wishes Suzie
